We work from around EUR 10m in financing volume. Below that, the effort involved in a structured financing rarely makes sense – the relationship bank is usually the faster and better option.

Which real estate projects does Fox Capital finance?

We advise on developments, standing assets, revitalisations and portfolios from a volume of around EUR 10m up to roughly EUR 400m. For mezzanine tranches we occasionally start lower. Our focus is Germany and Switzerland, plus mandates in major European cities.

Which documents are required for an initial review?

A short teaser or pitch deck, key figures on the asset or project, a robust costing and details on capital requirement and timeline are sufficient for a first indication. For a concrete lender approach we additionally need the rent roll, planning status and evidence of sponsor covenant.

Do you work with one particular bank?

No. Fox Capital is deliberately independent and not tied to any lender. That is precisely what allows us to approach several houses in parallel and in competition – with a direct effect on terms and transaction certainty.

What happens if a project cannot be financed?

Then we say so early and explain why. Often a scheme becomes viable after adjusting the structure, equity ratio, timeline or use concept. If it does not, we save you a long process without result.

How confidential is the process?

Confidentiality matters a great deal to us. How we proceed in detail – who receives which information, when and in what form – is agreed with you beforehand.

How does a sale mandate run?

We start with your objectives, timing and price expectations. Then we prepare the teaser and documents, approach selected investors and stay with you through bids, negotiation and due diligence to closing. Investor contact is handled by our partners personally.

Do you also sell off-market?

In most cases, yes. Especially in sensitive situations – shareholder matters, tenant structure, operator assets – we approach a small, carefully chosen group rather than spreading the asset across the market. That protects both price and reputation.

Yes. Once your acquisition profile is clear – use type, location, volume, target return and equity – we work to it directly. A precise profile achieves more in practice than a broad search request.

Do you arrange financing for an acquisition as well?

Regularly. Sale and financing are intertwined: thinking about the debt side early lets you bid with more certainty. We structure senior, whole loan or mezzanine alongside the purchase negotiation.

What matters in an acquisition financing?

A robust cash flow from the target asset or company, a realistic leverage level and covenants that hold in the downside case. We run the downside before the bank does — that avoids renegotiation shortly before signing.

How much equity is expected in an acquisition financing?

Accepted Answer

As a guide: 20 to 35 per cent for standing assets, and rather 30 to 50 per cent for corporate acquisitions depending on earnings stability. Mezzanine or vendor loans can bridge part of the gap, but they change the return maths.
