How many asset classes do you actually cover?
Office, residential, logistics, retail, hotel, healthcare, mixed-use, special purpose, land, developments plus infrastructure and defence. Each segment has its own investor circle – we do not show a care home to a logistics fund.
Why infrastructure and defence now?
Because that is where our investors are allocating. Energy, grids and storage have run as a separate quota at insurers and infra funds for years, and in defence many houses have rewritten their exclusion criteria. We underwrite both as soberly as a warehouse.
Why organise by asset class instead of region?
Because the buyer universe follows the use type, not the city limits. An operator asset in Kassel interests the same ten addresses as one in Bremen; a residential portfolio interests entirely different ones.
What about assets that fit no category?
That is what mixed-use and special purpose are for. These need more explanation in the teaser and a tighter investor list, but they work well once the cash flow is presented cleanly.
Does the asset class affect financing?
Considerably. LTC ranges, margins and lender appetite differ by segment. That is why these pages link straight into real estate finance.
Do you give a free initial view on an asset?
A first read on price range and buyer universe, yes – it costs you the key figures. A formal valuation is a different exercise and runs through our partner network.
