It's a people's business.

Capital moves where trust already exists, and trust is built between people, not on platforms. We know our investors personally – who has the mandate and the budget right now, who decides fast, and who still needs three committees. We match in our heads and on the phone, not by algorithm.

Personal investor relationships

More than 200 capital providers, none of them from a purchased database. They come from deals we've closed. We know what each one is looking for and what they've already turned down this year. No AI matching, no mass mailing – we call the five that fit.

Speedboat, not tanker

From first conversation to anonymised teaser in days, not months. No internal approval loops, no committees weighing in. Once an asset is ready to go to market, it sits with the right addresses the following week – targeted, with nothing wasted.

Management attention

Investor outreach is done by management. In person, never delegated to analysts and certainly never outsourced to call centres or sales partners. Whoever talks to Fox Capital talks to the person who negotiates and signs.

What we stand for

We were founded on a simple conviction: capital-intensive projects rarely fail because of the market. They fail because the capital behind them was poorly structured. So we start with the structure, not the pitch deck.

Our clients are property companies, developers, family offices and owner-managed businesses. Mandates typically start around € 2m for financing and € 5m in enterprise value for corporate deals.

We take no money from lenders or platforms. Our only real interest is a transaction that still looks sound three years after signing.

Speed matters here, and not for its own sake. The longer an asset sits in the market, the more questions it collects. That's why we go out early with a short, carefully picked investor list rather than a broad campaign that convinces nobody by month three.

And we make those calls ourselves. Every investor approach runs through management. It is more work, but ultimately we get concrete results faster.

We approach several suitable lenders at once. Competing offers get better terms than a single relationship ever will.

Honest first assessment

If it won't work, you hear that in the first call, not three months into a process.

Committee-ready documents

We build files the way credit and investment committees actually want to see them. That alone saves weeks.

Discretion as standard

Off-market means off-market. Nothing leaves our desk without your sign-off.

One point of contact

A partner runs your file from the first call to closing. No handovers, no anonymous project teams.

Fees

What our work costs

Our fees are in line with the market and depend on the scope of the mandate. For pure brokerage work we charge a success fee, payable when the transaction closes.

Where more preparation is required – documentation, data room, financial model, or an investor approach across several countries – we add a retainer. Alternatively we work on a day rate of EUR 6,000 or on a fixed fee, often combined with a success component.

Either way, you receive a concrete written proposal before we start. No add-ons, no surprises mid-process.
