Student housing: the value drivers behind the multiple

Occupancy, operator quality and the utilities model decide the valuation — not the number of apartments.

Student housing is often valued like residential and run like a hotel. That is where the misunderstandings in a sale process start. Cash flow is steadier than in hotels, but operating costs are far higher than in classic residential and turnover is close to a hundred per cent per year.

Four numbers that matter

First, occupancy across the full year, not at the start of term. Summer is the test: assets with a working short-stay or language-school business hold 80 per cent; others fall to half of that.

Second, the all-in rent per apartment relative to the local shared-flat room rate. Above a premium of roughly 25 per cent it gets tight in a downturn. Third, the operating cost ratio — in all-inclusive models the owner carries the full energy price risk. Fourth, the operator contract: lease, management agreement or owner-operation change the risk profile entirely.

Location beats specification

Student numbers, the ratio of purpose-built beds to students and the walking distance to campus in minutes — not kilometres — drive letting performance. A modest scheme twelve minutes from campus lets more reliably than a high-spec building twenty minutes away.

What costs multiple in a sale

A short remaining operator term without extension option, missing three-year operating data, an unclear split between rent and service fee, and use permits that are not properly documented. Each of these costs visible multiple.

Conversely, buyers reward solid operating evidence. Three clean years of occupancy, pricing and maintenance per bed change the negotiating position.
